New leasing opportunity

Since 1995, Bell Canada has provided telecommunication services to your neighbourhood utilizing a network switching station. The network switch plays an integral role in our modern local area networks.

In a network, a switch is a hardware device that filters and forwards network packets from one networking device (switch, router, computer, server, etc.) to another. This simply means that when you perform a task that requires the use of the internet, such as sending an email or opening up a webpage, the network switch is sending that data from its original location to another.

Bell Canada is dedicated to giving everyone in your neighbourhood uninterrupted service they can count on.

We are pleased to offer you the opportunity to partner with Bell Canada and investigate if your property would be ideal to house our network switching station equipment. As we search for a new location in your neighbourhood, we have listed the property requirements that will enable you to partake in this partnership.

Interior premises specifications

  • Location: The Elizabeth Gardens neighbourhood in Burlington, Ontario.

  • Size of space: The size of space that would be required is a minimum of 350 square feet. We will also consider larger spaces.

  • Type of space: This equipment can be housed in a parking garage, storage room, an office, retail space, or industrial space. * Outside premises specifications can be provided upon request.

  • Power requirement: A standard commercial power source is required in the premises. Specifically: A standard 200-amp, 3 phase, 120/240 volts electric service with transfer switch, and generator receptacle.

  • Parking requirement: Two parking spaces will be required located in close proximity to the network switching station.

  • Generator requirements: If there is an extended power grid failure, an emergency generator will be required temporarily to avoid any disruption to service for our customers. This generator is a mobile, trailer-mounted, 60- watt generator with a vertical exhaust. It is diesel powered and will be located in one of the two parking spots. The sound pressure level produced from the unit is no greater than 60 decibels, which is the same level of sound produced as a household dishwasher.

  • Floor/weight load: The floor load will not exceed 300 pounds per square foot.

  • Power Supply: Bell will pay, either directly to the electricity provider or the landlord, for its consumption of electricity and other utilities used in the premises. We will install a separate meter if required.

  • Insurance: Bell Canada will maintain comprehensive general liability insurance for the network switching station at its own expense.

  • Environmental obligations: Bell Canada respects the environment and will always ensure we minimize the environmental impact of our network, optimize our energy consumption, and minimize air emissions. Bell will maintain responsibility for the safety and maintenance of the equipment installed on your property. When you partner with us, we will be providing your neighbourhood with the continuous and reliable service that you expect from Bell Canada.

FREQUENTLY ASKED QUESTIONS

How often will Bell be onsite? Following installation, the frequency will be once or twice a week at most. As previously mentioned, two parking spaces will be required for Bell technicians to use during these visits.

Is the equipment loud? Generally speaking, the equipment inside the building does not emanate any noise. Bell will install a heating and cooling system attached to the outside of the building to keep the equipment temperature controlled. This HVAC system complies with all local noise by-law restrictions.

What does the Landlord need to provide after the site is operational? No maintenance or additional service is required by the Landlord.

What happens during an emergency? If there is an emergency such as an extended power outage the equipment will automatically switch to a battery back-up. If the life of the back-up batteries is in jeopardy, Bell will bring a generator to site which will be taken away after the power is restored.

Jonathan Fleischer, Executive Vice President

Alexa Greene greatly assisted us with uploading and summarizing approximately 5,000 historic environmental reports into a new risk management platform. The sheer scale of the project dissuaded others from continuing, but Alexa quietly and accurately assisted with an on-time launch of the module.
